Athens Real Estate Group - Leasing Process

1. Apply Online: www.AthensRealEstateGroup.com – Click on the “For Rent” tab for a list of the available rental properties. Click on the property you are interested in, and there is a green “Apply Now” button. Everyone ages 18 and over must fill out an application to move to the next step of the leasing process. There is a $30 application fee that can be paid online. A government issued ID must also be attached to the application or emailed to AustinM@AthensRealEstateGroup.com
2. Parental Guarantee Form or Proof of Income – Each application must be approved by completing one of the two options:
   1. Parental guarantor/cosigner form – this can be found on our website under the "Forms" tab. It needs to be notarized and can be e-mailed to AustinM@AthensRealEstateGroup.com or attached to the initial application.
   2. Qualifying based on proof of income – Applicants need to attach at least the most recent 3 months of income. This can be in the form of pay stubs, bank statements, or an official letter from their employer. Applicants must make at least 3 times their portion of the monthly rent in order to qualify. We will then run a credit and background check.
3. Sign the lease – Once the applications for ALL roommates have been submitted and approved, the lease can be sent. The lease will be sent out via DocuSign, a secure site, to review and be signed electronically by all roommates.
4. Pay Security Deposit & Pet Fee – The security deposit and pet fees, if applicable, are due in order to finalize the lease. They can be paid by check, cashier’s check, or money order made out to "Athens Real Estate Group."
   1. The security deposit is amount of one month’s rent, and is refundable 30 days after the end of the lease. This can be paid individually or as a group.
   2. Each pet requires a $350 non-refundable pet fee. There is a two pet maximum per property. Official documentation is required for service animals and emotional support animals in order to waive the pet fee.

Be sure to write the property address and tenant’s name in the memo section of the check!

Please Note: Houses are leased on a first come, first serve basis. The group that completes the entire process first will lease the property. All applications are time sensitive. Documents can be transferred to another Athens Real Estate Group property.
